As we reflect on a momentous year and look forward to what the next might bring, we want to take this moment to wish you a wonderful holiday season! 

Where There’s Home, There’s Holiday

As winter approaches and temperatures plummet, we naturally find our lives centred more and more around hearth and home. It’s no mystery that, despite our different ‘reasons for the season’ across the world, many cultures take this time to open their homes to friends and family. They do so to share in warmth—both the literal glow of cozy fire and dazzling decorations and the figurative feeling we get when we celebrate with our loved ones and give freely of ourselves. 

There’s no place like home for the holidays, and at Magenta, we’re proud to be in the business of making the vision of home a reality. Whether it’s borrowers purchasing homes for the first time, or investors that look to us for security in the home they have, homes are at the forefront of our work. And for those whom the idea of home is still a distant dream, we’re partnering with the Ottawa Food Bank and Toronto’s Daily Bread this GivingTuesday, December 3rd, to give the communities we call home support in this time of historic need. 

This year, it’s estimated that 1 in 7 Ottawa residents don’t have enough to eat, and 1 in 10 GTA residents rely on food banks. That’s why we’re inviting our investors and investment advisors to donate to our Ottawa Food Bank or Daily Bread fundraisers. With your help, we can give everyone something worth celebrating this holiday season- a meal shared with families and friends.

Holiday Office Closures

Please note that Magenta’s offices will be closed from 12:00 PM on Tuesday, December 24th until Wednesday, January 1st, 2025. Our offices will reopen on Thursday, January 2nd, 2025. 

We’ll continue to conduct essential business functions during this time. We will also do our best to reply to any urgent requests. However, our ability to help will be impacted by holiday closures at banks, law offices, and other related businesses.

Banks require three business days to stop or alter a payment, so we cannot accommodate requests made after this time.

In 2024, we graduated from our twenties and into our thirties. With age comes knowledge, confidence and purpose, and we’re just as proud of the road behind us as we’re excited for the road ahead. How did we celebrate 30 years?

With new broker and investor web portals launched this year, making those connections has never been easier or more integrated. Coupled with our new, streamlined product suite tailored to the needs of alternative borrowers, these innovations promise to make tomorrow matter for more customers than ever before. 

Magenta began with our founder establishing headquarters in the basement of his home and has now grown to be a team of collaborative, curious, and industrious professionals who manage millions in assets under management. We are grateful for the support of a community of investors, investment advisors, brokers, and borrowers who all share that same vision of building a better tomorrow. Thank you for helping us mark 30 years. Our partners and customers have trusted Magenta these past three decades to help reach the horizon we’ve all been dreaming of. 

That’s why in 2024, we said thank you, and we gave back.   

Saying Thank You

Saying ‘Thank You’ began with recognizing the people who shaped Magenta into the company it is today; individuals like Susan Marshall, who reminded our founder about the Magenta sunset that inspired him as a little boy; Evelyn Kihl, our first shareholder since 1994; and Margo Pratt, the first person to join the Magenta team in 2002. 

We commemorated the kindness of all our broker partners by paying it forward to our shared communities. We chose to donate to Tree Canada in their name, contributing to an organization that originated in our largest lending area, Ottawa. Magenta also gave thanks through our support at broker events like:  

• Donna Squire Charity Golf Tournament; Donna Squire International Nursing Student Bursary; Verico.   

• Annual charity golf tournament; The London Foodbank; FC Funding and more.   

A Random Act of Magenta (kindness) was also conducted for our broker network, rewarding them for their loyalty and thanking them for their partnerships.   

In June, we once again supported the Canadian Mortgage Professional’s Women in Mortgages Summit, celebrating and acknowledging our gratitude for the women who make up over 50% of our staff. Supporting gender equity in our field has always been and will always be a priority for us, and we hope to continue empowering women through opportunities such as this one. 

Giving Back

At Magenta, we believe our ability to move forward is only as good as our willingness to give back. Over the years, we’ve donated to causes as diverse as access to education, hunger relief, medical research, and reforestation, because tomorrow doesn’t belong to one person alone: it’s only a new day when the sun rises for all of us.  

Our CEO and founder exemplifies this in his efforts volunteering on the Philanthropy Board of Trent University, spearheading Trent’s current Campaign for Momentous Change, which hopes to raise $100 million towards funding new scholarships and developing existing programs at his alma mater. Marshall has lent his philanthropic support to several University funds and initiatives, including the Student Centre, an International Nursing Placement, and a Philanthropic Fellowship position.  

On June 12th and 13th, we participated in our inaugural Purpose Day- a day where Magenta facilitated our employees’ ability to volunteer in Ottawa and Toronto, the two cities our offices call home. For our first year, we stepped up in support of our local food banks: the Ottawa Food Bank and Toronto’s Daily Bread Food Bank. In Ottawa, we assisted with bringing in the summer harvest at the community farm, which will help stock the bank’s shelves with fresh produce, while in Toronto we sorted donations for distribution throughout the Greater Toronto Area.  

We’ve also been hard at work offering free educational resources on our blog this year, from a beginner’s guide on RESPs to another on RRIFs. These resources better inform our shareholders and prospective shareholders, as they look to navigating the financial landscape in Canada. 

Moving Forward

As we wrap up 2024, we’ll be celebrating brokers with our new 30YourWay promo. Brokers will be able to choose to have 30 Basis Points (BPS) taken off their choice of the listed rate or lender fee or added to the broker fee. 

This fall, we plan on continuing the trend by giving our broker affiliates, investors, and investment advisors the opportunity to come together with us in support of a charity of our choosing. Join us in the weeks leading up to GivingTuesday on December 3rd as we invest in a cause that always pays dividends- support for all.  

Here’s to 31 

Lastly, we hope to ring out our birthday with a final anniversary celebration at the Mortgage Professionals of Canada National Mortgage Conference from October 26th to 28th. We look forward to seeing many of our industry partners there. Furthermore, new products, such as options tailored for those in Business for Self, are on the horizon.  

Throughout 2024, we have delivered consistent returns for our investors. Our proven conservative, residential, short-term lending strategy will be optimized by a series of initiatives focused on operational excellence in 2025. Meanwhile, with a dedicated and diverse team of professionals beside us, we are committed to delivering an exceptional customer experience for our investors and investment advisors.

3 Underwriter’s Tips for Getting That Deal Done Faster

You’ve met with your client. You’ve done a thorough job of asking open-ended questions, probing for explanations, and understanding any unique challenges of their situation. You write up the deal, select your lender and press submit.

And then you wait…and your client waits…

Finally, your lender comes back to you with questions and you’ve got to go back to your client for more information. Your client is starting to get impatient; they want the house and they’re anxious to get the process moving.

What’s more, you’ve got multiple deals on the go that require that same back and forth. You’re busier than ever and things are not moving forward fast enough. You’re spinning your wheels, but you can’t find any traction.

3 Tips from an Underwriter to Getting That Deal Done Faster

Time is money: every second counts, especially when those seconds are wasted playing the email game. The good news is that all it takes are a few simple strategies to turn a tedious tug-of-war into a quick and successful deal for all parties involved.

1. Ensure your application and submission notes are comprehensive. Less is more might be good advice about salting your pasta, but when it comes to your application, it pays to be as detailed as possible. Stay ahead of the game by including crucial info, such as the fee you would like the lender to collect, and what product meets the client’s needs.
2. Make sure your client’s solicitor is fully informed about the transaction and prepared to meet the desired closing date. Communicating clearly from the outset will allow you to address potential hiccups well in advance. Avoid time-consuming misunderstandings by confirming that all parties understand their obligations. Clear communication with all parties is key.
3. Notify your client of the essential documents needed for the funding phase well in advance. Have a little sympathy: it can be an intimidating prospect to comb through a dusty storage room, messy hard drive, or overstuffed inbox for the right PDFs and papers. The sooner they know to start looking, the better. These might include:
   • Payout statements for mortgages;
   • Recent statements for any disbursements;
   • Condo status certificates;
   • Confirmation of recent inspection/pumping for septics.

Knock, Knock? No Doc!

At Magenta, we know there are many reasons why clients might require equity-based mortgage products. For some, unexpected challenges such as the COVID-19 pandemic may have left a mark on their credit or a gap in their tax filings that make applying for traditional mortgages difficult, regardless of their current assets and income. Others might simply have an income that’s difficult to verify, whether because they are self-employed, or their income is from a separation or bereavement, rather than employment. With these challenges in mind, let’s explore how Magenta’s No Doc mortgages can be a game-changer for alternative borrowers who fall just outside of traditional lending criteria.

Business For Self

Magenta offers No Doc mortgages tailored to alternative borrowers whose circumstances may not be best served by other institutions. For instance, consider the small business owner looking to use home equity to fund their business. If that business has a significant cash component, it will lack the verifiable income needed to qualify for a bank loan. But with Magenta’s No Doc mortgages, that borrower would only need to provide proof of ownership of a marketable home in a high-quality location to apply for a No Doc mortgage with up to 75% loan-to-value (LTV).

Rentals

Consider also the self-employed property investor hoping to get a mortgage on a rental property to free up the capital to renovate their other projects. Due to the fluctuating nature of their cash flow, they may lack the evidence to prove their ability to repay a loan, despite their actual financial capacity being more than sufficient. Financial Literacy Month: Home Is On The Horizon

November is National Financial Literacy Month, where the Financial Consumer Agency of Canada (FCAC) helps equip Canadians with practical tools and tips to manage their money in a changing world. This year, they’re discussing the often-looming question of housing in all its aspects: renting homes, buying homes, and managing mortgages. While it’s good to have house and home on your mind, with a little help from Magenta and the FCAC, the question of home can be more of a hope and less of a headache.

At Magenta, we aim to connect people with opportunities to build a better tomorrow. This month, we’re furthering our goal by supporting National Financial Literacy Month and sharing resources dedicated to helping Canadians:

• navigate the world of residential finance;
• save for the future; and
• purchase a home with the help of government programs.

Purchasing Your First Home

One of the most important purchases in anyone’s life is their first home. More than just a sign of independence or financial security, a home is a place where you can truly be yourself, a reflection of your life’s journey and the journeys of those you have the pleasure of sharing it with.

In today’s market, reaching the brass ring of home ownership can feel like an impossible dream for certain groups including, new Canadians, Millennials, Gen Z and others who are looking to establish a home base. The good news is that there are many programs and incentives in place to help make that dream a reality- some of which, such as the Home Buyer’s Plan, have become more flexible with the release of the latest federal budget. There are also many tools at your disposal to help you save for the future, like:

• Tax-Free Savings Accounts;
• Registered Retirement Savings Plans; or
• First Home Savings Accounts; and
• the FCAC’s automated budget planner.

If you or someone you know is considering renting or purchasing a home or repaying a mortgage, keep reading to learn more about navigating the world of residential finance in Canada.

Renting a Home

Renting may be cheaper than buying in the short term. As important as the roof over your head is, spending too much on rent can make it difficult to cover your other expenses or save for the future. The FCAC suggests that your rent and household-related expenses should not consume more than 35% of your gross (before taxes and deductions) household income.

The documentation you’ll require to rent is typically less intensive than if you were to purchase the same property. However, your landlord will want to check your credit report to determine whether you can pay rent on time. If you have no credit history, be prepared to provide your landlord with a guarantor. A guarantor is someone with a good credit history who agrees to pay for you if you cannot make rent. Regardless, remember that failure to pay rent on time will hurt your credit history, impairing your ability to rent or purchase other homes in the future.

How to Save for a Home

Saving to make the down payment on a home can be as simple as incorporating it into your budget. Automatic fund transfers to a savings account for each of your pay periods are a great way to start. You can consider investing your savings in a short-term strategy such as Guaranteed Investment Certificates (GICs) or low-risk mutual funds. You can make use of both your Tax-Free Savings Account (TFSA) and Registered Retirement Savings Plan (RRSP) to help you reach your goal. Both accounts allow you to save money tax-free. Note that only TFSAs allow you to withdraw money without paying tax.

If you’re self-employed or have a poor credit history, your lender can request a larger down payment. This means they can ask for more than the mandated minimum down payment for a home of that price. However, a larger down payment can be advantageous, as your down payment is deducted from the total value of your mortgage. The bigger your initial payment, the smaller the mortgage. The smaller the mortgage, the shorter the time needed to pay it back, which could save you thousands of dollars in interest fees.

Buying a Home

The first step in buying a home is ensuring you have the means to keep it. The Canada Mortgage and Housing Corporation (CMHC) recommends that your monthly housing costs should not exceed more than about 39% of your gross (before deductions) monthly income. These costs include your mortgage payments, property taxes and utilities. They also recommend that your entire monthly debt load should not be more than 44% of your gross monthly income. This includes mortgage payments and all other debts, such as loan or credit card payments.

Additionally, when you buy a home, you will pay for upfront costs apart from your mortgage and down payment. Examples include home inspection fees, legal fees, property tax adjustments and title insurance. As a rule of thumb, expect to spend between 1.5% and 4% of the home’s purchase price on these costs.

Programs for Purchasing a Home

The Canadian federal government offers several programs and incentives to help make homeownership a reality, especially for first-time homeowners.

• A First Home Savings Account (FHSA): allows you to save up to $40,000, tax-free, towards owning your first home. There is an annual contribution limit of $8,000.
• GST/HST New Housing Rebates: available on some of the taxes you would otherwise pay, provided that the house is new or recently substantially renovated.
• The Home Buyers’ Amount (HBA): a non-refundable tax credit of up to $10,000. The HBA goes towards the purchase of a home if it’s either you or your spouse’s first home.
• The Home Buyer’s Plan: allows you to withdraw up to $60,000 from your RRSP tax-free.

In all likelihood, even with these benefits, you will need to take out a mortgage to finance your purchase. If you are planning to take out a mortgage with a bank, be sure to use the FCAC’s free calculator to determine if you qualify for such a loan. If you don’t qualify for a bank loan in Canada, federal law does not require credit unions and other alternative lenders to use the same metrics. They can evaluate your eligibility differently- particularly if you are self-employed or your credit history, while damaged, is in the process of recuperating.

Renewing Your Mortgage

When you get a mortgage, your contract is in effect for a specific length of time. This is known as the mortgage term. This period can range from a few months to five years or longer. You have to renew your mortgage at the end of each term unless you pay the balance in full. If your mortgage is with a federally regulated institution, the lender must provide you with a renewal statement at least 21 days before the end of the existing term. Your lender must also notify you 21 days before the end of your term if they will not renew your mortgage.

When your mortgage is up for renewal, it’s important to consider if your current mortgage product still suits your needs. If not, then it is time to investigate other options. You can consider your current lender or a different lender entirely. If you need some assistance, a mortgage broker may be able to help you find the mortgage solution best suited to your needs.

When renewing your mortgage, ask yourself:

• Has my income increased since my last term? Does this allow me to potentially pay off my mortgage sooner and save on interest?
• Do I want to change my payment frequency?
• Has my income decreased or has my budgeting priorities changed, making me likely to need to make additional payments?*
• Have I been satisfied with the services offered by my current lender?
• Do I want to consolidate other debts that have higher interest rates and increase the amount of my mortgage?
• Do I still need optional life, critical illness, disability or employment insurance?

*Remember, extending your amortization can result in more frequent and smaller payments. It will increase the amount of interest you’ll have to pay. Consider consulting a tool such as the FCAC’s mortgage calculator to gauge how much this will cost you in the long run.

Changing Lenders

In Canada, if your lender is a federally regulated institution (e.g. a bank), they must offer and sell you products and services that are appropriate for you. This includes assessing your wants based on your circumstances and financial needs. It is worthwhile to describe your financial situation so that you can match it with the best product. Keep in mind that if you change lenders, you may have to pay setup, appraisal, and other administrative fees. These fees would be in addition to paying a new mortgage loan insurance premium if you are extending your amortization period or increasing the size of your loan.

The Canadian Federal Budget 2024 and You: Navigating the New Economic Landscape 

The Canadian Federal Budget 2024 has arrived, bringing a host of new policies, tax adjustments, and funding allocations aimed at addressing the nation’s economic opportunities and challenges. In this article, we break down the key elements of the budget to help you understand its implications, especially as they pertain to Magenta investors.

Government policies can often be overwhelming, filled with complex details and a laundry list of exemptions and policies. It can be challenging at times to find what is and is not relevant to your day-to-day life. Our summary focuses on the most relevant points to make it easier for you to grasp what matters most to your financial decisions. Before making important financial decisions, use this article as a starting point to better understand the budget and to engage in informed discussions with your financial advisors.

Canadian Federal Budget Changes to the Capital Gains Tax

To reduce the appeal of real estate as a class of speculative asset, the federal government will be increasing the capital gains tax on June 25th with a view toward driving down the cost of housing. To break this down further, whenever you sell an asset or investment for more than you paid for it, that difference is a capital gain. Conversely, when you sell an asset for less than you paid for it, this is a capital loss. These assets or investments could take the form of:

• stocks and bonds;
• shares in a mutual fund; or
• physical property (with the notable exception of gains from the sale of your primary residence), to name a few.

As an individual, the changes coming into effect on June 25th only apply if you stand to make more than $250,000 in a single year from capital gains (after taking into consideration capital losses)- up to that point, you will still pay the current capital gains tax of 50%. It is only for capital gains over $250,000 that the 66.67% rate comes into effect. On the other hand, all capital gains made by a corporation or trust will be taxed at the new rate of 66.67%.

Managing Your Tax Burden

You can take many steps to manage your finances when it relates to the 66.67% rate. For instance, income earned and funds withdrawn from a Tax-free Savings Account (TFSA) are not subject to the capital gains tax but do have strict annual contribution limits. Capital gains income placed in a Registered Retirement Savings Plan (RRSP) is not taxed until the funds are withdrawn, at which point they are taxed at your marginal tax rate. Your Magenta shares are both TFSA and RRSP eligible.

The federal government taxes based on your net capital gains, rather than your gross capital gains. Knowing when to sell an underperforming asset or investment for less than you paid for it (thus creating a capital loss) can be a great long-term strategy to keep your annual capital gains within a favourable tax bracket. This provided that the mitigation in potential additional taxes is greater than the immediate loss.

Capital gains related to the sale of qualified small business corporation shares or qualified farm or fishing property are considered tax-exempt up to a limit of one’s lifetime capital gains exemption (LCGE). As a Canadian, your LCGE will increase from $1,016,836 to $1.25 million on June 25th, alleviating capital gains taxation for those specific investment classes.

Looking Ahead

As a Canadian, your marginal effective tax rate (METR) is 14.5%, which is the lowest among all G7 counties. The international Organisation for Economic Co-operation and Development (OECD) calculates your METR. This calculation takes your federal and provincial income tax rates and combines them with the effective tax rate from government benefits, credits and tax deductions that are dependent on your income.

Canada’s inflation rate has decreased from 8.1% in June 2022 to 2.8% in February 2024. The introduction of the Canadian Entrepreneurs’ Incentive, offering a lower capital gains tax rate of 33.3% up to $2 million in lifetime capital gains from selling small business shares, positions Canada as an attractive destination for business growth and investment.

There have been many changes to the Canadian Mortgage Charter, namely:

• new provisions that allow for 30-year amortizations for first-time home buyers purchasing newly constructed homes; and
• expanded access to Halal mortgages among other alternative financing options.

This will allow younger Canadians and Muslim Canadians to participate in the housing market like never before- adding two untapped demographics of borrowers to Magenta’s diverse portfolio.
